Introduction

What is a Health and Safety File?

For any building / structure newly constructed or having gone through significant extension, remodelling or refurbishment, a Health and Safety File includes essential health and safety related information which will be required by anyone carrying out future repair and maintenance work in that building or structure.

Construction (Design and Management) Regulations 2015 (CDM Regulations) require that a Health and Safety File is prepared for any project which involves more than one contractor.

As well as with commercial projects, this requirement also applies to domestic client projects.

Information for Health and Safety File is provided by the Principal Contractor, other specialist sub-contractors and designers involved in the project.

Service Details

Our Health and Safety File information service is offered in line with and fulfilling the requirements of CDM Regulations 2015 and includes the following:

  • We use our professionally prepared bespoke template for preparation of Health and Safety File information in order for it to meet the requirements of CDM Regulations.
  • Most of information for Health and Safety File comes from the relevant Principal Contractor, specialist sub-contractors and designers involved in the project.
  • Following the collection of information, as above, we compile Health and Safety File information in our bespoke template.
  • We issue the draft Health and Safety File for comments and feedback to relevant parties.
  • We amend and update the draft Health and Safety File taking into account received comments and feedback.
  • We then issue the final version of Health and Safety File on CDs, USBs or in hardcopies format, as required.
  • Main headings required for Health and Safety File under the CDM Regulations are as follows;
    • A brief description of the work carried out.
    • Any hazards that have not been eliminated through the design and construction processes, and how they have been addressed (e.g. surveys or other information concerning asbestos or contaminated land).
    • Key structural principles (e.g. bracing, sources of substantial stored energy - including pre- or post-tensioned members) and safe working loads for floors and roofs.
    • Hazardous materials used (e.g. lead paints and special coatings).
    • Information regarding the removal or dismantling of installed plant and equipment (e.g. any special arrangements for lifting such equipment).
    • Health and safety information about equipment provided for cleaning or maintaining the structure.
    • The nature, location and markings of significant services, including underground cables; gas supply equipment; fire-fighting services, etc.
    • Information and as-built drawings of the building, its plant and equipment (e.g. the means of safe access to and from service voids and fire doors).
